A real partnership from first chat to front door
We start with the need and build the property plan around it. The details vary from scheme to scheme, but our approach follows five clear steps.
-
Listen
Who are you struggling to house right now? We discuss the people, locations and practical challenges, and establish whether Raising Smiles could help. At this stage, please use anonymised information.
-
Shape
We agree the brief together: who, where, what and when. This includes the accommodation type, layout, accessibility, support arrangements, location and target timescale. We identify the care, housing and commissioning partners who need to be involved.
-
Agree
Before buying, we work through the proposed housing structure, lease terms, specification and delivery responsibilities. Each party needs a clear understanding of its commitments, and the scheme must be workable before acquisition proceeds.
-
Prepare
We acquire the agreed property and coordinate the works needed for the approved brief. Relevant safety requirements, permissions and specialist input are addressed for the particular scheme. Progress and any changes are discussed with the delivery partners.
-
Welcome
We complete the agreed checks and handover, with property responsibilities, documents and contact routes clear. We then remain involved as the landlord partner, in line with the agreed arrangements.
Frequently asked questions
Where are you working?
We are starting in North Northamptonshire: Kettering, Wellingborough, Rushden and Corby. We are also open to discussing identified needs in neighbouring areas.
Do you provide care?
Our role is the property. Care and support are delivered by the relevant provider, with responsibilities agreed for each scheme.
What types of homes will you consider?
The brief comes first. Depending on the need, a suitable home could be a house, bungalow or self-contained accommodation. We do not assume that a standard shared house will be suitable.
Do you already have homes available?
Please contact us to discuss current opportunities. We are developing the project around partner-led briefs and do not publish an available-property list at this stage.
Can you guarantee a delivery date?
A programme is agreed for each proposal once the property, works and approvals are understood. We will discuss realistic timescales and dependencies before making a commitment.
Do you accept direct care referrals or housing applications?
This website is for partnership enquiries. We do not operate a direct care-referral or housing-application service through the website. Please use your existing care or housing contact for individual assistance.
